Homebuyer readiness report

What people who register for RECODemand real estate webinars say about their own timeline, lender contact and search stage — before the class begins.

Reporting periods covered: May and June 2026 data months, reported in the June and July 2026 Insider issues. The issues do not state exact publication dates, so none is claimed here.

Executive summary

  • Planned to buy within one year — May 202676%Of 1,878 reported assessments in that period. Not combined with the other period.
  • Planned to buy within one year — June 202675%Of 1,960 reported assessments in that period. Not combined with the other period.
  • Had not spoken with a lender — May 202672.9%Of 1,878 reported assessments in that period. Not combined with the other period.
  • Had not spoken with a lender — June 202673.8%Of 1,960 reported assessments in that period. Not combined with the other period.

Two reporting periods have been published so far, covering 3,838 reported pre-class assessments in total. In both periods roughly three quarters of respondents said they planned to buy within a year, and roughly three quarters had not yet spoken with a lender. That combination — near-term intent without financing contact — is the most consistent finding across the two periods.

Source type: First-party survey / pre-class assessment data.

Key findings

  • In both reported periods, around three quarters of respondents said they planned to buy within a year.
  • In both reported periods, around three quarters said they had not yet spoken with a lender.
  • The two periods are reported separately; percentages are never merged, re-weighted or averaged.
  • Respondents are people who chose to register for a webinar, not a representative sample of buyers.

1,878 + 1,960 = 3,838 reported assessments. The two reporting periods total 3,838 reported assessments. Percentages from the two periods are not combined: the raw counts behind each percentage are not published, so a pooled figure cannot be calculated honestly.

Like-for-like comparisons across the two periods

Only two questions were worded closely enough in both issues to be shown side by side. Each bar is the percentage reported for its own period against its own sample; the two are never combined into a single figure.

What these numbers are — and are not

Every response comes from someone who chose to register for an educational webinar run by a RECODemand client. That is a self-selected, marketing-sourced audience. It is not a nationally representative survey of homebuyers, and nothing here should be read as a statement about all buyers in the United States, Canada or North America.

No demographic or geographic distribution is published, because none was collected in a form that could be reported accurately. The two periods are shown separately; the percentages are not merged, re-weighted or averaged.

Methodology: what is known and what is not

What is documented

  • How many assessments are in each reporting period? 1,878 for May 2026 and 1,960 for June 2026, as stated in the issues.

What is not yet documented

  • How were the pre-class assessments collected?Owner verification required.
  • Were duplicate respondents removed?Owner verification required.
  • What was the exact question wording? Not documented — unknown.
  • What is the geographic distribution? Not documented — unknown.
  • What is the demographic distribution? Not documented — unknown.
  • What raw counts sit behind each reported percentage? Not documented — unknown.

These gaps are recorded rather than guessed. Until they are documented, the figures on this page are preliminary first-party findings, not a validated benchmark.

Limitations

  • Responses come from people who registered for a RECODemand-managed webinar, not from a nationally representative sample of consumers.
  • Collection method, geography, duplicate-respondent handling and exact question wording are not documented in the source issue.
  • Percentages are reported per period only. They are not pooled across periods, because raw counts behind each percentage are not published.
